Massachusetts college towns, compared
Forty-eight of the towns we cover have a degree-granting college. Among the ones that genuinely feel like college towns, the cheapest scores higher on culture than the dearest — at an eighth of the price.
Massachusetts has more college towns than anywhere else in America, and people move to them on purpose: the bookshops, the lecture series, the cheap film screenings, the fact that something is open on a Tuesday night. What almost nobody does is price that decision.
48 of the 223 municipalities we cover contain at least one active, degree-granting institution in the federal IPEDS directory. But having a campus and feeling like a college town are different things — a commuter college on a highway does not change how a place feels. So we filtered for both: a real campus plus visible culture and street life.
The finding
31 towns clear that bar, and the price range across them is startling: from $300k in North Adams to $2.25M in Wellesley — about 7.5× the price. And the cheap end is not the compromise you would expect: North Adams scores 10/10 on culture against Wellesley’s 8/10. The cheapest college town on the list is also one of the most culturally active places in Massachusetts.
What you pay for on the Boston side is not the culture. It is the commute — North Adams is 145 minutes from downtown, Wellesley is 39.

How this was scored
Colleges come from the federal IPEDS directory — active, degree-granting institutions only, placed by the city they report. We used IPEDS rather than map data because OpenStreetMap tags individual campus buildings as universities, which produced nonsense like “Ames Building” as a college while missing MIT entirely. Culture and energy are dimensions of our six-part town vibe model.
What this does not measure
- Student housing pressure. A large student population competes for rentals and changes a neighborhood’s rhythm in ways a culture score does not capture. Amherst in August and Amherst in October are different towns.
- Town-gown economics. Universities are tax-exempt. In towns where a campus owns a large share of the land, the tax base carries that, and it shows up in the rate rather than in this table.
- Nothing here is about the schools your children attend. A college town’s K–12 district is a separate question — check the town page.
